The model
Spazio is a Life Plan Community: every resident pays a one-time entrance fee based on their floor plan and chosen return option when they move in, and monthly fees thereafter that cover a defined range of services and amenities.
The positioning is deliberately not institutional. The community describes itself as retirement meeting resort life, with a holistic wellness programme — Living Well — spanning mind, body and spirit.
The homes
Two- and three-bedroom homes, described as eco-intelligent, with exceptional courtyard views from most units. Two featured plans: Florence at 1,100 sq ft with two bedrooms and two baths, and Milano at 1,350 sq ft with three bedrooms and two baths. Co-living and shared housing programmes are available.
Amenity
Five clay tennis courts, a salt-filtered swimming pool and jacuzzi, walking trails around the community, a cinema for feature films, a library, a computer centre, and an on-site spa and salon for women and men with a full menu of services at additional charge.
The fitness centre carries treadmills, rowing machines, recumbent bicycles and weights, with a personal trainer available and on-staff instructors leading group classes including yoga and Zumba.
Dining and programme
Restaurant and lounge venues operate seven days a week with a culinary team that includes a pastry chef, plus culinary classes for residents.
The Divertente programme runs social, recreational, educational and cultural events; transportation to shopping and cultural outings; wellness and exercise programming; cooking demonstrations; and the resident-led — often resident-taught — Spazio Intellectual Pursuits lecture series by semester. Dogs are welcome, with a designated area.
Why it sits on this platform
Age-restricted community is a different risk shape to resort development: revenue is contractual and recurring rather than transactional, absorption is driven by demographics rather than tourism cycles, and Florida's west coast has the underlying in-migration to support it. It is the counterweight to the Caribbean assets.
