Mar de Indias is a private resort and residential community on 675 acres of tropical Caribbean terrain, the first project of its scale in Colombia to combine this breadth of residential product with world-class amenity.

The site divides into two ecosystems. The lower area holds mangroves, creeks and half a mile of beachfront. The upper area sits in secondary tropical forest roughly 30 metres above sea level, with views over the Caribbean and the benefit of the trade winds.

Twenty-seven eco-lots carry a Wellness Center and international spa, a convention centre and hotel, a boutique hotel with casitas, a nautical club, a beach club with restaurant, bar and pool, a club house, a tennis club, a chapel and a town centre of restaurants and shops.

Residential components include Paraíso del Mar and Santa Ana del Mar, mangrove bungalows and luxury condominium buildings. Ecological and cycling trails, navigable mangrove paths, crystal-clear lagoons, parks and a bridge connecting the two sectors complete the plan.

The upper area carries an 18-hole golf course designed and operated by Greg Norman, with a golf club and 204 villa lots branded under the Norman name — the anchor amenity and the principal driver of residential absorption.

The master plan preserves substantial areas of tropical dry forest and its fauna. Landscape urbanism and design were approved as part of the master plan, and the mangrove system is integrated as navigable amenity rather than filled.

The resort sits on the Autopista al Mar between Cartagena and Barranquilla, 17 miles (28 km) north of Cartagena and 20 minutes from Rafael Núñez Cartagena International Airport.
