Infinity pool and terrace overlooking the Pacific at the Galápagos hotel concept

Hotel Paradiso

A boutique hotel site in the Galápagos.

Thirty acres on San Cristóbal Island — the first opportunity in over a decade to develop a luxury boutique hotel in the archipelago, fully permitted from an environmental perspective, with concept design by Studio Piet Boon.

Asking US$6,900,000

The opportunity

Accommodation supply in the Galápagos is structurally constrained: 96.7% of the archipelago's land area is National Park, and only 3.3% — some 26,356 hectares — is settled across San Cristóbal, Santa Cruz, Isabela and Floreana.

Tourism demand is high and options are limited. Project Paradiso is the first opportunity to develop a luxury boutique hotel property on the islands in over ten years — a return profile underpinned less by operating upside than by genuine scarcity of comparable supply.

Permitting and environment

The project is fully permitted from an environmental perspective and a complete ecological assessment has been carried out. In a jurisdiction where the National Park, Park Land, Marine Reserve and human settlement subsystems each carry their own constraints, that consented status is the substance of the asset.

Design by Studio Piet Boon

Concept and interiors were developed by Studio Piet Boon, whose practice works across architecture, interiors and design with a stated focus on timelessness and durable materials that improve with age — at once modern and classic, luxurious and restrained.

The site

The project site is in the Canton of San Cristóbal. The Galápagos are an archipelago of volcanic islands on the equator in the Pacific, 960 km west of continental Ecuador, of which they form part; total land area is 788,200 hectares.

Positioning

Marketing and brand narrative were developed by The Seventh Art, a team with fifteen years' experience bringing distinctive luxury real estate and hospitality properties to market.

Questions

About this asset.

Why is this described as the first opportunity in ten years?
Because development consent on the Galápagos is rare: only 3.3% of the archipelago's land area is settled and the rest is National Park and Marine Reserve. Paradiso is presented as the first permitted luxury boutique hotel opportunity on the islands in over a decade.
What exactly is permitted?
The project is fully permitted from an environmental perspective, with a full ecological assessment completed. The specific consents, their conditions and their validity periods are set out in the offering memorandum.
Is the Piet Boon design included in the sale?
The concept and interior design work by Studio Piet Boon forms part of the project package presented to buyers. The scope of transferable design rights is confirmed in the diligence material.
How is the site reached?
San Cristóbal has an airport with connections to continental Ecuador. The islands lie 960 km west of the mainland on the equator.
Is there operating history?
No — this is a development site, not a trading hotel. The investment case is entitlement, design readiness and supply scarcity rather than existing cash flow.
